Moved by Commissioner Davis, supported by Commissioner Arnold, to approve the
minutes of the Regular Meeting of February 18, 2004, as submitted. Ayes all,
with Commissioner Hasluck abstaining because he was not present at the meeting.

Associates reviewed their reports and the Fire Department’s report was received.
Mr. William J. Pulte, representing the Archdiocese of Detroit, addressed the
Commission and answered questions.
Chairman Cebulski opened the Public Hearing at 7:22 p.m. There being no public
comment, the Public Hearing was closed at 7:23 p.m.
Moved by Commissioner Pratt, supported by Commissioner Davis, to recommend to
the Board of Trustees the approval of the Planned Unit Development Option for
Application 1828/0204, William J. Pulte representing the Archdiocese of Detroit,
subject to the following conditions:
1) That the use statement on Sheet No. A1, dated 2/09/04, is found to be
acceptable as a complete use statement for the PUD Option.
2) That the Township Engineer approve the plan’s relationship to sanitary
sewers, etc.
3) That the specific site development will be subject to the 19.12 general
conditions of the PUD article.
4) That within 18 months following the Township Board approval of the PUD
Option, the applicant shall obtain final development and contract approval from
the Township Board.
5) That the issue with the sidewalks along Sheldon Road and Five Mile be handled
in two parts:
A) The westerly sidewalk that goes from the westerly exit entrance to Sheldon
Road be installed.
B) And that the issues regarding the Sheldon Road sidewalk and the Five Mile
sidewalk to the east side of the property be resolved by the Township Board
prior to its approval of the PUD Option.

Moved by Commissioner Barberena, supported by Commissioner Karell, to table

Commissioner Davis who voted nay.

Mr. John Hollo of URS Corporation and John Kauppila of Velmier Companies
presented plans and answered questions on behalf of CVS Pharmacies.
Mr. Cam Grahl, a resident of Southworth Avenue, expressed his objections to
having a drug store at this corner, citing the elimination of trees, the
increased traffic, and the number of drug stores already in the community.
The Commission impressed on the applicants the necessity for having a very
attractive building at this gateway location that is part of the Ann Arbor Road
Corridor improvement district.
Moved by Commissioner Pratt, supported by Commissioner Davis, to table
Application 1831/0204, The Velmeir Companies, for up to 60 days.

1. Notice of Intent to Update the Superior Charter Township Growth Management
Plan and Request for Review and Comment.
Moved by Commissioner Davis, supported by Commissioner Karell, that Community
Development Director Barney be instructed to send a letter of comment to
Superior Charter Township indicating that they supported the Rural Residential
designation shown in the northeast corner and that they had no objection to the
Growth Management Plan.

ITEM NO. 10 -- BOARD OF TRUSTEES ACTION
1. At the meeting of February 24, 2004, the Board of Trustees approved
Application 1815,
Rezoning from R-1-E, Single Family Residential to TAR, Technology and Research
District.

meeting.
