ITEM NO. 1 - APPROVAL OF MINUTES

1. Regular Meeting –October 7, 2004

Moved by Mr. Munfakh, supported by Mr. Jachym, to approve the minutes of the Regular Meeting of October 7, 2004, as presented.

The applicant is requesting one variance:

1. The existing residential property has two residential dwellings located on it (one tax i.d. number). The applicant is desires to split the lot, renovate both dwellings to sell as two separate single family dwellings. The applicant requests a parcel B lot width variance of seven point zero five (7.05’) feet.

Applicant Kristine McLean and Bill Harmon, on behalf of Mark McLean, addressed the Board and answered questions. They indicated receipt of a letter from a neighbor in support of the requested variance.

Building Official Mark Lewis noted that one of the houses on the property was built in the 1920’s and the other in the 1950’s. The houses are now being renovated as an investment by the McLeans who hope to sell the houses separately.

The Board agreed with Mr. Sturdy that the proposed request for variance meets all the criteria set forth in the Zoning Ordinance for consideration.

Moved by Mr. Jachym, supported by Mr. Zdanek, to grant the request for a 7.05 ft. variance in lot width as requested in Application No. 1381 at f41940 Ann Arbor Trail.

Moved by Mr. Munfakh, supported by Mr. Jachym, to adjourn the meeting.
