RE: Zoning Ordinance No 99, Article XXV, Sec. 25.4.3(a) Sign Regulations in C-1,C-2, MR, OS, OR, TAR and IND districts

Variance No.  Zoning Ordinance Section/Standard  Location  Required Maximum Sign Size  Proposed Maximum Sign Size  Variance Required
1  Article XXV, 25.4.3(a)  14988 Pilot Dr   Two (2) square feet  Thirteen (13) square feet  Eleven (11) square feet

The applicant is requesting one variance:

1. The required maximum directional sign size is two (2) square feet. The proposed directional sign (“KARMANN << EMPLOYEE ENTRANCE, MAIN ENTRANCE ^ SHIPPING/RECEIVING ^”) is thirteen (13) square feet. The applicant is requesting a size variance for directional signage of eleven (11) square feet.

Sue Dillon of Graphic Visions, Inc., addressed the Board, presented plans, and answered questions in regard to both Application 1385 and Application 1386 for Karmann. She indicated that installation of a sign perpendicular to the building was impossible because of the installation of utilities right at the 35-ft. sign setback line. She noted sizeable signs are needed at two locations to direct truck delivery traffic to the proper drive at the furthest end of the building because of turn-around size constraints, particularly at the “Employees Only” entrance.

Moved by Mr. Sturdy, supported by Mr. Doroshewitz, to grant the 11-square-foot variance requested in Application 1385 for the sign located at Karmann, because it meets all the criteria for granting the variance.

Ayes all.

Mr. Bruce Summerfeld of Signcom, Inc., addressed the Board and answered questions regarding both Application No. 1387 and Application No. 1388 for Max & Erma’s Restaurant.
