Sally Hodges of McKenna Associates reviewed their report, Michael Bailey
reviewed the report of Dietrich, Bailey and Associates, and the Fire Department
report was received.
Bruce Michael of Phoenix Acquisitions presented revised plans for the area,
including the addition of a patio, pool and changing rooms.
Chairman Cebulski opened the Public Hearing at 7:25 p.m.
Aileen Stroebel and Gregory and Peggy Green expressed their concerns regarding
saving trees in the 50-ft. buffer area, the impact of lights on the
neighborhood, and closing Gold Arbor to construction traffic.
There being no further comment, the Public Hearing was closed at 7:29 p.m.
It was moved by Commissioner Pratt, supported by Commissioner Davis, to
recommend to the Board of Trustees approval of the revision to the previously
presented General Development Plan to lower the height of buildings and decrease
the number of dwelling units, as requested in Application 1891/0705, Plymouth
Towne Square, subject to the items in the McKenna and DBA reports, and subject
to approval of the Master Deed, Bylaws, and PUD Contract by the Township
Attorney. The applicant should be alerted to the fact that particular attention
will be paid during the final site plan review to Items 3, 5 and 6 of the
McKenna Associates report, and to Dietrich, Bailey’s Item 6 under the General
Heading, Item 3 under the Storm Drainage Heading regarding the pump operation,
and Item 2 in Site Paving and Grading.

building materials and addressed the Commission and answered questions.
Moved by Commissioner Pratt, supported by Commissioner Davis, to grant final
site plan approval as requested in Application 1895/0805, Absopure Water
Company, with particular attention to Item 1 in the report from McKenna
Associates concerning the powder-coating of the structural steel and that the
applicant work with the Building Official regarding the availability of a
facility large enough to satisfy the needs for those surfaces.
