ITEM NO. 1 - APPROVAL OF MINUTES

1. Regular Meeting – February 7, 2002

Inasmuch as the Board members had not yet received their copies, action will be taken on the minutes at the regular meeting of March 7.

RE: Zoning Ordinance No. 83 of the Plymouth Charter Township, is hereby amended by adding Article XV-A Technology and Research District and amending Article XVI Schedule of Regulations and Article II Zoning Map and Uses Permitted, as follows:

Article XV-A, TAR Technology and Research District is hereby added as follows:

ARTICLE XV-A

TECHNOLOGY AND RESEARCH DISTRICT

SEC. 15.4 – A: DEVELOPMENT REQUIREMENTS

The following specific requirements shall apply within the TAR Technology and Research District:

Setback Landscaping: All setback areas shall be landscaped with lawns, trees, shrubs and/or other plantings, and may include reflecting pools, retaining walls and other landscape construction harmonious with the overall landscape scheme.

Parking and loading areas may be located in side and rear setback areas, but shall be prohibited from the front yard setback. Parking provided in a side yard setback adjacent to a street shall be provided with a 10 foot landscaped greenbelt, adjacent to that street. On a corner lot, one of the front yards may be designated a side yard. Parking and loading areas shall be screened in compliance with Article 22 of this Ordinance.

ARTICLE XVI, SCHEDULE OF REGULATIONS, SECTION 16.1, HEIGHT, AREA, LOT COVERAGE, YARD REQUIREMENTS AND FLOOR AREA, presently contains no regulation for the TAR District.

SEC. 16.1, HEIGHT, AREA, LOT COVERAGE, YARD REQUIREMENTS, AND FLOOR AREA, is hereby amended by adding a new line in the table, following IND., as follows:

The applicant is requesting one variance:

The existing amended T.A.R. zoning has a side yard setback of 25’ as shown in Section 16.1. The setback variance is for proposed pedestrian connector between the existing building located on lot 8 and the proposed building on lot 7. Johnson Electric, the existing tenant located in the building on lot 8 has need for a pedestrian connector to additional tenant space in the proposed building on lot 7. The required side yard setback is twenty five (25) feet for both west side yard of lot 7 and east side of lot 8, requesting a side yard setback variance of twenty five (25) feet for west side yard of lot 7 and east side yard of lot 8.

Mr. Kevin Bettison of Bettison Design presented drawings, spoke to the Board and answered their questions.

Mr. Lewis, Chief Building Official, also answered questions from the Board.

Moved by Mr. Bridgman, supported by Mr. Levengood to approve Application No. 1296, requesting a side yard setback variance of twenty-five (25) feet for west side yard of Lot 7 and east side yard of Lot 8 for the construction of the pedestrian connector as long as said construction meets all fire and safety codes. Ayes, all.

Moved by Mr. Bridgman, seconded by Mr. Zdanek, to adjourn at 5:09 p.m.

If denied, the applicant may appeal to Circuit Court.
